: Buying vs Leasing home?
BrooklynBoys 07-27-2008, 10:18 AM I have 127k saved up to put towards a new home, I've been leasing a house for about 3 years and really would like to get a place of my own. The thing that concerns me is the stability of the real estate market right now. Should I continue to lease and invest the money in CD or something?
I really can't decide what to do here.

jamesc4 07-28-2008, 04:21 AM My sister owns a house in Arizona that was appraised at over 350K two years ago. She was thinking about downsizing so she had her house reappraised to put it on the market. Now it is worth only around 270K. Now is the time to buy. Especially with all the foreclosures on the market. The banks and morgage companies are selling cheap to cut their losses. You should be able to get a deal. With a lease, you are paying someone elses house payment and getting nothing in return, other than a roof over your head.

As a full time Realotr here's my advice. Find yourself a good professional Buyer's Agent, do your homework in terms of looking at lots of properties to get a good feel for values, Be aggresive in making your offer (meaning Low) and make sure you have everything inpsected....but now is the time to buy. From an ex Brooklyn Boy in Ga.

As a mortgage pro for 34 years believe me, now is the time to buy. Mortgage rates are at historic lows and with half way decent credit (score above 580) it is very possible to get a rate of 5% for a fixed 30 year loan!! As a sweetener if you are a first time home buyer you would qualify for a 7500.00 tax credit for 1st time buyers. Talk to a local mortgage pro, get a pre qualification and visit a real estate pro in your area. Good luck house hunting.
khan2305 09-15-2009, 07:49 AM Buy a house now....there are some amazing deals to get. If you go through real estate get their percentage lowered....then put a really low bid on the house.....or better yet, find a house being sold by the owner and make a killing! We did.
