I was hoping to get some views of others, - what is going on with the real estate market? Is this a buyers market yet or should a small time investor wait a little longer?

Just IMHO....but while it IS a buyer's market, the market hasn't fully crashed down as far as it's going to, yet. So hold off if you're trying to turn over properties. If you're going to hold on to something for 10 years, then now is pretty good. But wait for a few more months and see if the fed knocks off some more interest rate points, then jump on something you want long term.

It really does depend on where you're at, of course. NM market is NOT hot right now. It WAS this summer, and I made some good money and got into the house that my wife and I wanted for a long term investment. But I couldn't do it currently.

Timing is everything!
